MLS/IDX Integration Setup
What you get

Built around the site you already run

Your WordPress or Joomla site stays yours. The feed comes to it, on your hosting, under your own agreement with the board.
Runs on your own WordPress or Joomla install
No migration, no new platform to learn, and no portal taking a cut of your leads. If you change agency next year, the site and the feed go with you.
Connects to the systems you already use
If listings also live in an in-house system or a spreadsheet beside the MLS feed, both can feed the same site. You are not asked to abandon what already works.
Your fields, not a fixed template
Beds, baths, price and the rest come preset, and anything your market needs beyond that becomes a custom field mapped from the feed, so your existing search filters keep working.
Configured per site, not per template
Property classes, import frequency, photo handling and delisting rules are set for your case, so a rentals agency and a commercial brokerage do not have to share one compromise.
Support with a person behind it
A ticket system rather than a form that disappears, plus an optional feed watch that catches a broken import before your visitors do, at $19/mo or $190/yr.
Documentation you can hand to your own developer
Every connector has a written setup guide covering the provider-side steps, the credentials you supply and what the finished integration manages. Your team is never dependent on us to understand it.

Included

What your integration includes

Your MLS listings will appear on your website automatically. We connect to your MLS provider and configure everything so properties stay up to date without manual work.

MLS provider addon installation for your chosen MLS data provider (one addon per Standard order), so the connector is running on your server, not something you install or maintain.

Connection authentication with your MLS provider using credentials in your name, so the feed runs under your own agreement and stays yours if you ever move.

MLS field discovery and metadata analysis to identify all available data, so nothing your board publishes is quietly left behind.

Field mapping for the property fields relevant to your market (up to 30 fields on Standard), so listings arrive in your site's own structure and your existing search filters keep working.

Property class filtering so only relevant listings import, so you are not paying to store and sift records you never wanted.

Automated daily import via cron job to keep listings current, so nobody on your team opens the admin panel to keep the site current.

Photo import configuration for automatic listing image downloads, so images sit on your own server and your pages do not go blank if the provider's hosting does.

Delisted property handling rules for expired and withdrawn listings, so nobody ever calls to enquire about a property that already sold.

Initial data import with quality verification of the imported listings, so the first thing you see is a site that is right, not a site you have to check.

Geocoding configuration for map display where needed, so every listing lands on the map where buyers expect it.

Own it

The rent vs own math

  • Renting IDX vs owning your integration

The rent-model vendors charge every month, forever, and the listings live on their infrastructure:

    Monthly2-year costOn cancel
    IDX Broker$60-149/mo$1,440-3,576Listings gone
    Showcase IDX$94.95-124.95/mo$2,279-2,999Listings gone
    iHomefinder~$160-210/mo$3,840-5,040Listings gone
This integration$0 (optional $19/mo watch)$399-699 onceYours, you own it

One integration into a site you own beats the rent math within the first year for anyone keeping their website. Need the FW Real Estate license too? Pro license plus a Standard integration is $598 for the first year, still under one year of most rent-model plans.

  • IDX Watch: your feed, watched daily ($19/mo)

MLS feeds die silently: boards rotate credentials, providers change API versions, fields get renamed. The site keeps rendering yesterday's listings and nobody notices until a client asks about a property that sold weeks ago.

IDX Watch is a daily check of your import: feed reachable, records flowing, photo sync alive, error log clean. When something breaks we fix the routine breaks and tell you before your visitors notice. $19/mo or $190/yr prepaid, cancel anytime. Most clients attach it at handover; you can also add it later.

How it works

From order to live listings, in five steps

Our integration process is refined from hundreds of successful MLS setups.

Tell us about your feed

Five questions in the order form: your site, your FW Real Estate state, your MLS board, what to import, and how you prefer to hand over access. No credentials in the form.

Preflight check

We confirm your tier against the real feed before work starts. If your case routes to a different tier or a custom quote, you hear that first, not after payment surprises.

Install and authenticate

We install the provider addon and authenticate with your MLS feed, using credentials handed over through the secure channel you chose.

Map and import

Field discovery, mapping for your market (up to 30 fields on Standard), property class filtering, photo sync, and the daily cron schedule.

Verify and hand off

Initial import with a data quality check, delisted-property rules verified, and an offer to attach IDX Watch so the feed stays alive.

Requirements

Before you start

You will need these items before we can connect to your MLS provider.

FW Real Estate on your site. The integration lands in FW Real Estate on WordPress 5.8 or later, or Joomla 4, 5 or 6. No license yet? A Pro license plus the Standard integration is $598 for the first year.

MLS feed access in YOUR name. You bring feed credentials from your board or provider; typical board fees of $20-50/mo are yours and stay yours. No access yet? Say "not sure" in the form and we help you identify and request the right feed.

A secure handover channel for access. Credentials never travel through this form, tickets, or email. Pick a handover method in the form: a call, a password manager share, or a temporary account you create.

FAQ

MLS/IDX integration questions, answered

  • How do I pay?

Card through Stripe, or PayPal. You pay when you order and the guarantee above covers the date. There is no subscription attached to the integration itself; the only recurring option is IDX Watch at $19/mo or $190/yr, which you can add later or not at all.

  • What exactly does the 5-day guarantee cover?

Standard integrations go live within 5 business days of the day we receive working feed credentials. If we miss that, the setup fee is refunded in full and you keep the work done so far. Two things sit outside the clock and we say so before you order: your board or provider approving your feed request, which is their timetable and not ours, and credentials that turn out not to work, where the clock starts when a working set arrives. Extended and Complex tiers carry their own quoted dates rather than this one.

  • Can I see it working before I order?

Yes, both platforms are live and open. WordPress: realestatewordpress.fastw3b.com. Joomla: realestatejoomla.fastw3b.com. Those are the listing, search and agent pages your feed populates once the integration is done, running on a real install rather than a video.

  • Which tier am I?

    Check yourself before paying:

    • Standard ($399): one feed from MLSGrid, SparkAPI, Trestle, or CREA DDF; one property class; the standard field set (up to 30 fields).
    • Extended ($699): you also need a second property class (sales AND rentals), custom fields beyond the standard set, a large historical backfill, or your feed is OpenImmo or Vebra Alto.
    • Complex (quoted, from $1,250): multiple sources merged into one site, a provider outside the shipped set, or per-record business rules.

Not sure? Answer the form honestly and we confirm the tier in preflight, before work starts. We never force-fit a complex feed into a fixed tier.

  • Is my MLS provider supported?

Shipped connectors: MLSGrid, SparkAPI, and Trestle (RESO Web API), CREA DDF (Canada), OpenImmo (DACH), and Vebra Alto (UK). RETS is grandfathered: still supported for boards that run it, but with the industry sunset in progress we confirm your RETS feed is alive before promising any dates. Anything else routes to the Custom MLS Integration service with an honest quote.

  • What does the feed cost on the MLS side?

Your MLS board or data provider typically charges $20-50/mo for feed access, billed to you directly in your name. That fee is not ours and never flows through us. If you do not have access yet, we help you identify the right feed and request it; board approval time sits outside our delivery clock.

  • How do I hand over access securely?

Never in the order form, never in a ticket, never by email. The form asks only HOW you prefer to hand over access: a short call where you enter credentials yourself, a password manager share (1Password, Bitwarden, LastPass), or a temporary admin account you create and later remove. We delete access after completion.

  • What is IDX Watch and why would my feed die silently?

Boards rotate credentials, providers change API versions, field structures shift. When that happens your site keeps showing stale listings and nothing looks broken. IDX Watch is a daily health check of the import (feed reachable, records flowing, photos syncing) with routine breaks fixed as part of the fee: $19/mo, or $190/yr prepaid, cancel anytime. Without a watch, a broken feed is a new diagnosis order.

  • How fast is delivery?

Standard: 5 business days from the day working feed credentials are received. Extended: 7-10 business days. Complex: per the quote. Vendor-side approvals (board API access, Alto AppMarket) sit outside the clock; we tell you when the clock actually starts.

  • Can you integrate multiple MLS providers on one site?

Yes, as the Complex tier: multi-source setups are quoted per case (for example residential from one board, commercial from another). Two independent Standard feeds on separate property classes can also be ordered as two Standard integrations.

  • Which WordPress and Joomla versions are supported?

WordPress 5.8 or later (tested to 7.0), and Joomla 4, 5 and 6, matching current FW Real Estate releases. On an older install, start with a platform update or ask about migration; answer "not sure" in the form and we check during preflight.

  • How often does the feed re-import after setup?

On a schedule you set, not by hand. The import runs as a scheduled job and saves its progress per record, so a run that hits a timeout on a large feed resumes where it stopped instead of starting over. Most sites run it a few times a day; a fast-moving board can run it hourly.

  • What happens when a listing is withdrawn or sold?

It comes off your site on the next run. When a record stops appearing in the feed the import removes it, and unpublishes it if removal is not possible, so a buyer never calls about a property that already left the market. Each run reports what it added, updated, removed and unpublished.

  • Do the photos and map positions come across too?

Yes, and the photos land on your server. Listing images are downloaded and resized into your own media library rather than hotlinked, so your pages do not depend on the provider's image hosting staying up. Map coordinates come from the feed where the provider supplies them, and coordinates you have already corrected by hand are kept rather than overwritten.

  • Can we import only some property types?

Yes, and the filter is applied at the source rather than after download, so you are not pulling and then discarding records you do not want. Residential only, commercial only, or a named set of classes mapped onto your own site categories. Which classes you need is one of the things confirmed in preflight, because it decides whether you are Standard or Extended.

Coverage

Four markets, ten connectors, one integration service

Most real-estate plugins stop at a single US feed. These are the provider protocols we already ship a driver for, so your board is a configuration question rather than a custom build.
United States
MLS Grid, Trestle, Spark API, RETS, CBA

The RESO Web API providers most US boards publish through, plus RETS for the boards still running it and CBA for Pacific Northwest commercial. Field mapping follows the RESO Data Dictionary, so your board's own field names are what we map from.

RESO Web API, RETS 1.5, REST/CSV
Canada
CREA DDF

The Canadian Real Estate Association Data Distribution Facility, with the Canada-specific field handling that differs from the US dictionary, so listings do not arrive half-mapped.

OData REST, bearer token
United Kingdom
Vebra Alto, Alto by Reapit

Both the classic Vebra Alto client feed and the current Reapit Foundations platform that replaced it, so an agency on either side of that migration is covered without waiting for a build.

XML REST and OAuth2
Germany, Austria, Switzerland
OpenImmo

The OpenImmo XML standard used across Germany, Austria and Switzerland, delivered by ZIP or FTP the way the portals there actually send it.

OpenImmo 1.2.7, XML/ZIP/FTP
What our clients say

Client reviews

Our clients trust us to deliver quality results. Here's what they have to say about working with us.
  • Total property management
With the MLS integration we were able to integrate with our existing in house property system. ... Documentation is straight forward. More complex details on integration could be a bit better but with their support soon gets it connected
    Property listing
    Joomla!, Vebra IDX
  • I have my Mondays back
I was copying listings from the MLS portal into WordPress by hand, about four hours every Monday, and they were still stale by Wednesday. What worried me was my custom fields, because I had spent a year building out school district and HOA data I did not want to lose. Those mapped across and the feed has run every morning since. The board approval took longer than the build did, which nobody warned me about. I have my Mondays back.
    Solo listing agent
    WordPress, one MLS feed
  • I have not had to think about listings since
We run Trestle and I had already tried two plugins that imported once and then quietly stopped. What sold me was being able to see the import log and the field mapping rather than a black box. 2,400 listings came in on the first run with photos on our own server, and when the board rotated credentials in March the watch caught it before we did. The mapping screen takes a bit of reading the first time. I have not had to think about listings since.
    Agency owner
    Trestle, 2,400 listings
  • We moved to our own install
Our old vendor charged $399 a month and owned the site, so leaving meant starting over. We moved to our own WordPress install with the same MLS feed and pay for hosting now. Twelve agents were the real question and they each kept their own profile and listing pages. Getting our historical listings backfilled took a second pass because our board splits sales and rentals into separate feeds. Two years of that old fee covered the whole move.
    Brokerage office manager
    WordPress, 12 agents
  • They filtered it at the source
Our first import pulled in commercial listings we did not want and I thought we had made an expensive mistake. They filtered it at the source the same day rather than telling me to hide them on the site. That is the reason I would use them again.
    Brokerage owner
    Residential feed only
  • The same feed the portals use
Most of what I found was built for US boards only, and we are on OpenImmo in Austria. Being able to ask about our actual feed format instead of being told to export CSVs was the difference. Zip delivery over FTP set up the way our portal actually sends it. I would have liked the German documentation to be as complete as the English. Our listings now update from the same feed the portals use.
