MLS/IDX/XML Integration Service

FW Real Estate can receive a fully automated, scheduled feed of property listings from an external data source, whether that is an MLS board, an IDX aggregator, or a bespoke XML or CSV export, and keep your site's property database in sync with it. New listings are created, price changes and status updates are applied, photos are imported, and withdrawn listings are unpublished or removed, all without manual intervention.

This is a built-to-order service, not a downloadable add-on. Each integration is engineered and configured specifically for your site, your data provider, and your property field structure. There is nothing for you to install.

What the Integration Does

• Connects to your data provider on a scheduled basis and retrieves current listing data, so your site stays current without anyone opening the admin panel to update it.
• Maps the feed's fields onto the property fields you have configured in FW Real Estate, including core fields, dictionary values, and any custom fields added by add-ons, so listings arrive in your site's own structure rather than the provider's and your existing search filters keep working.
• Creates new property records, updates changed details and photos, and handles price reductions automatically, so a reduction your board publishes in the morning is the price a visitor sees the same day.
• Withdraws or unpublishes listings that are no longer active in the feed, so nobody calls to enquire about a property that has already sold.
• Imports listing photos and associates them with the correct property gallery, holding the images on your own server, so your pages do not go blank if the provider's image hosting is unavailable.

Supported Sources

The most commonly requested integrations are:

• MLS Grid: RESO-compliant MLS data via a standardised API.
• Trestle: CoreLogic's RESO Web API platform, used by many regional MLS boards.
• Spark API: FBS's real estate data API.
• Bespoke XML or CSV feeds: custom exports from portals, franchise systems, or internal databases in any agreed format.

If your data source is not listed above, the Custom MLS Integration service covers providers outside the shipped set and quotes them case by case. Many custom formats can be accommodated.

Your Responsibilities with the Data Provider

You must hold your own agreement and credentials with the data provider before integration work can begin. This includes:

• A signed data licence or participant agreement with the MLS board or aggregator.
• API credentials (client ID, secret, access token, or equivalent) issued to you by the provider.
• Compliance with any display rules or attribution requirements the provider mandates.

Fastw3b does not obtain data licences on your behalf and cannot access a provider's API without credentials you supply.

How to Request an Integration

1. Confirm that you hold an active agreement and credentials with your data provider.
2. Gather the technical details of the feed: endpoint URL or delivery method, authentication type, field list or data dictionary, and update frequency.
3. Order the MLS/IDX Integration Setup service, describing your data source and the property fields you need populated. The order form asks how you prefer to hand over credentials; never put them in the form itself.
4. The team will scope the work, confirm the mapping between feed fields and your FW Real Estate property fields, and carry out the build and configuration directly on your server.
